Commission Bridge Questions

To assess and process a commission bridge, we typically require the following documents:

• A bank confirmation letter
• A signed sale agreement
• A bond approval letter (if applicable)
• A guarantee (if applicable)
• Proof of payment of the purchase price (if applicable)

You can typically access up to 80% of your commission, subject to our verification and approval process. The exact amount will depend on the details of the transaction and the supporting documentation provided.

If a sale does not proceed, the outcome depends on the circumstances and the terms of the agreement. We carry out careful checks before approving any bridge to reduce this risk. Should a transaction not complete, we’ll discuss the next steps with you and work through the options set out in the agreement.

Yes, if you have multiple pending commissions, you can apply for bridging finance on multiple transactions. Each will be assessed individually, and we can help structure a solution that works for your specific situation.

Seller Proceeds Questions

To assess and process a seller proceeds bridge, we typically require the following documents:

• A bank confirmation letter
• A signed sale agreement
• A copy of the seller’s most recent municipal rates account
• A bond approval letter (if applicable)
• A guarantee (if applicable)
• A copy of the seller’s bond cancellation figures (if applicable)

You can apply once a signed sale agreement is in place and a conveyancing attorney has been appointed. The property does not need to be registered yet, but we do require confirmation that the transaction is progressing through a recognised transfer attorney.

Once the property transfer is completed, the bridging amount is settled directly from the sale proceeds through the conveyancing attorney. Any remaining balance is then paid to you, with no additional steps required on your side.
